Finding a home should not take up an overwhelming amount of space in your day, your week or your life.  It should be an exciting time, but more often it is a stressful event.  Our goal is to keep you informed and listen to your needs.

We have a systematic approach that starts with our initial buyer interview and moves forward from there.  Read our detailed approach below.

1. Initial Interview

  • Receive our informative packet of information which includes samples of Seller's disclosures, CA Residential Purchase Contract and our Buyer's Guide To The Home Buying Process.

  • Discuss you wants and needs

  • Talk about the lending process and recommend our preferred lenders

2. Communication

  • Send you email alerts that will notify you immediately when homes matching your criteria come on the MLS

  • Give you weekly feedback of what we saw on brokers tour, new just listed and any coming soon properties

  • Get feedback from you about any open homes you may have seen on your own

3. Home Tours

  • Schedule tours to familiarize you with areas to live that might match your needs

  • Schedule property tours to view new homes as they come on the market

4. Writing A Purchase Contract

  • Deliver you copies of all reports and sellers disclosures on any given property

  • Communicate with listing agent to get knowledge on offer date and any special seller wishes

  • Review and determine the specifics needed to complete your offer to make sure it reflects your wishes and needs

  • Electronically send you all necessary paperwork where signatures are needed

  • Confirm with you that we have received everything necessary to submit your offer

5. Negotiations

  • Schedule appointment time to personally present your offer to the seller's agent

  • Call you to give you an update on how the meeting went and discuss any counter offers

6. Escrow & Inspections

  • Introduce you to our transaction co-coordinator who will be responsible for assisting with the completion of all necessary paperwork

  • Deliver a transaction timeline to you with important dates to remember

  • Schedule any needed inspections

  • Keep in touch with your lender on the loan process

  • Attend to sign off at the title company with you

  • Schedule a final walk through

  • Close of Escrow

  • Deliver the keys to your new home

  • Be an ongoing resource for any needed professionals for repairs, property upgrades or such things as doctors etc.
