1. Listing Paperwork and Home Preparation

  • Meet at your home and provide you with an informative packet that outlines our services

  • Discuss the current market value and listing price strategy

  • Guide you through the listing paperwork and disclosures that will require your signatures

  • Open escrow with Cornerstone Title and introduce you to the escrow team

  • Schedule a staging consultation

  • Discuss showing instructions and place lockboxes at your home

  • Schedule all inspections & home preparation appointments. Use our professionals or use your own

  • Go through the inspection results with you and develop a strategy

  • Organize all the listing paperwork and inspections and submit to our transaction team who will put the documentation online

  • Schedule photo session

  • Create Virtual Tour and forward you the link to preview

2. Creating a Buzz Before Going Live

  • Order a "Coming Soon" sign to let potential buyers know your home is about to be on the market

  • Distribute an eflyer to our extensive network of Realtors, both Coldwell Banker & other brokerages

  • Advertise on Coldwell Bankers exclusive listing bulletin board

  • Post your home on Susan & Shawn's Facebook page & other social media sites

  • Announce your home at our Coldwell Banker weekly office meeting

  • Post your home on Top Agent Network (TAN)

  • Create brochure

3. First Week On The Market

  • Submit your listing to the MLS (Multiple Listing Service)

  • Schedule open houses and place Open House Sign at the property

  • Place brochures in the flyer box and at the property

  • Enhance listing on 9 of the most dominant online real estate websites

  • Push listing to over 600 websites

  • Advertise and host open houses on the weekend to give access to as many potential buyers as possible

  • Follow up with Realtors and get feedback on showings

  • Communicate the activity and email you weekly on virtual tour hits

4. Receiving Offers

  • Determine if scheduling an offer date is appropriate

  • Post offer date in the MLS and follow up with Realtors who have shown the property

  • Schedule times for offers to be presented to us 

  • Review and prepare offer summaries to share with you

  • Call or meet with you to discuss which offers reflect you wishes and needs the best

  • Negotiate with interested parties until we settle on terms and ratify with a buyer

5. Escrow

  • Turn your paperwork over to our transaction coordination team

  • Send you a detailed timeline of important dates

  • Notify you when buyers funds are received in escrow

  • Schedule with you any buyer inspections

  • Continue to send any paperwork that needs signatures

  • Assist you with any moving logistics

  • Work with buyer's agent to assure a smooth transaction

  • Schedule sign off at Cornerstone Title approximately 1 week before closing

  • Advise you if professional cleaning is necessary

  • Call you when the transaction closes

6. Closing & Follow Up

  • Facilitate delivery of keys to new home owner

  • Provide you final closing paperwork

  • Assure we have your contact information in case any mail arrives at your previous home

  • Send you tax information in January of the following year in case you have misplaced yours in the moving process.

6. Our Commitment To Communication

  • We promise same day feedback of any brokers tours or open houses

  • We will keep you updated on any new listings that might be competition to yours

  • We will pull data from the SUPRA lockbox to have an accurate account of Realtors who have shown your home.
