CAMBRIAN

The Cambrian area of San Jose is a tight-knit, highly desirable community of some 40,000 residents. A majority of the area is served by the Union and Cambrian Elementary and Middle School districts, each of which have earned the designation, California Distinguished Schools, with students test scores in the 90th percentiles. These districts are well funded with up-to-date sites and expensive learning programs.

Cambrian residents enjoy homes in quiet neighborhoods enhanced by an ideal climate moderated by the Pacific Ocean’s close proximity.

The community’s lovely, quiet, tree-lined streets are dotted with ranch style homes situated on spacious lots. The appreciation of Cambrian homes has dramatically increased due to the lack of new housing, a strong local employment base, safe neighborhoods and the desirability of the best of living in the south bay area.

This serene, family oriented community offers something for everyone. Cambrian Park, once a city in its own right and now part of San Jose, is one of the older and more established neighborhoods.

Bordering the towns of Campbell and Los Gatos, it lies on the west side of San Jose. It also contains an “island” of unincorporated Santa Clara County land that has never been annexed. The Cambrian location is convenient to Hwys. 85 and 880/17 that commuters use to commute to the majority of Silicon Valley high tech companies.

The distinctive carousel is a landmark of the Cambrian Park Plaza shopping center. It hosts its own farmer’s market on Wednesday nights that attracts many locals seeking unique fresh produce and one of a kind products. Cambrian Park is also located close to the charming town of Los Gatos. Los Gatos is an upscale community with great schools, shopping, restaurants and community involvement. Diversity abounds in things to do from sailing on Lake Vasona to wine tasting at the Testarossa Vineyards. At Christmas time there are horse drawn carriages & the largest parade in Northern California. In the summer there are music concerts in the park and Jazz in the Plazz. All of these community features are important in helping a property hold its value.
